About Olde Cypress

Olde Cypress (OC) comprises 550 single-family estate homes and attached villa residences nestled within distinct neighborhoods spread across 540 acres. These residences meander through an exquisite 18-hole championship golf course meticulously crafted by P.B. Dye.

Established in 2000, the community boasts luxury homes constructed by renowned builders in Southwest Florida. These homes adorn oversized homesites, nearly all graced with captivating golf course or serene lake views.

Our golf community is somewhat unique in that the golf course is not part of the resident community. The golf club is owned and managed by Olde Cypress Development (a Stock Company). All residents become at least a social member of the Club upon purchasing a home in OC. This provides access to the tennis courts, pickleball courts, fitness center, pool and clubhouse amenities.

There are multiple optional membership levels at the Club above the minimum required social membership, up to full golf membership. Please contact the Club directly (239-596-4797) for more information on these options and to confirm they have your correct contact information. Club Communication will be electronic so please make certain they have your current email address. The Club will bill you directly for your membership and expenditures at the Club.

The resident community is managed independently from the Club. There are nine Neighborhood Homeowners Associations (NHOA) and a Master Property Owners Association (MPOA). There are multiple NHOAs because the community was developed in stages. The NHOAs have primary responsibility for governance of each neighborhood, including architectural control. The MPOA has oversight responsibility for the entire community as well as specific management responsibilities for common areas not included in any of the NHOAs.

Homeowners will receive quarterly invoices from their NHOA which will include the cost of services performed by the NHOA plus their share of the cost for the MPOA. This fee covers the maintenance of the NHOA and MPOA common grounds (i.e. landscaping, streetlights, signage, paving, stormwater infrastructure, etc.) as well as the basic exterior landscaping for your individual home. Please contact your NHOA for a more comprehensive list of what is included in your quarterly billing. Each NHOA and the MPOA have their own governing boards and documents (i.e. Articles of Incorporation, Bylaws, Architectural Standards, etc.). The MPOA governing documents can be found at the Documents tab of the website.

The NHOAs and MPOA provide oversight of improvements that individual homeowners want to make to the exterior of their homes. When each homeowner decided to buy in OC they committed to certain minimal architectural standards established to maintain the high quality of the community and preserve property values. OC governing documents require that any proposed improvements, changes, additions, etc to the exterior (externally visible) of a home MUST be submitted to the Architectural Review Committee (ARC) for approval. Because we have both NHOAs and an MPOA, the review process is two step. You first submit to your NHOA ARC which upon approval will forward to the MPOA ARC for approval. You must have approval from both your NHOA and the MPOA before you can proceed with your project. Please be certain to follow the process to avoid any unnecessary complications and delays. The ARC process exists to protect the quality and home values in our community.

This is a very brief overview of our community and very generally, how we are managed. More detailed information is found in the resident portion of the website.
